A new affordable housing development on Detroit’s east side featuring 48 units of affordable housing and 5 retail spaces subsidized to Detroit entrepreneurs. Located in Islandview, the project is adjacent to the Butzel Family Center, the Butzel Family Park, Detroit Community Health Connection, and the growing West Village retail district. The $24 million project is expected to begin in 2027 and be completed in 2029.

Our Commitment to the Community
Arrive@Butzel features a community engagement program that empowers residents to:
- Develop guidelines for the retail spaces to ensure that new shops benefit the community
- Select which retailers will occupy the commercial space in the event that there are more qualified applicants than there is space available
- Choose the final name of the building
- Assist in drafting the marketing plan for the residential units to ensure we reach current community members
- Select amenities for the building’s future residents
- Provide input on the site plan and layout (completed August 2025)
- Select the color scheme for the building’s exterior (completed June 2025)
Engagement takes place through a Community Advisory Board, which provides quick input as well as larger community meetings. As the project progresses, larger community meetings will not only serve as venues to address construction concerns but also double as job fairs and leasing fairs.
Based on our engagement to date, we are committed to the following:
- Creating as many deeply affordable units (30% AMI) as possible.
- Ensuring affordability and non-profit ownership for decades to come.
- Keeping neighborhood residents informed so they are among the first to know about availability.
- Having flexible commercial rents to ensure it’s feasible for new businesses that serve the community to open on the ground floor.
Housing for Everyone
100% of the project’s apartments will be affordable to families and individuals who have incomes between 30% and 70% of the Area Median Income (AMI). The project’s location in the rapidly gentrifying Islandview neighborhood has put deep affordability front and center in the planning process.

Our goal is to provide as many units as possible with rents that are affordable to households at 30% of the Area Median Income, ensuring that Islandview continues to be livable for people with all incomes. Approximately one-quarter of the apartments will be set aside for families with incomes below 30% AMI.
A Catalyst for the Community
Arrive@Butzel will contribute to the neighborhood’s growing retail scene by creating new, affordable commercial space for Detroit-based entrepreneurs. With guidelines drafted by the Community Advisory Board, the new shops will enhance the neighborhood with more choices for current and future residents alike.
The apartments will also feature services for residents to improve other aspects of their lives, such as on-site tutoring, financial wellness workshops, and homeownership prep.
The Butzel Family Center
Arrive@Butzel will be located near the Butzel Family Center, an important recreation center for the community, and the Butzel Family Park, which has recently been renovated.
Arrive@Butzel will be built on approximately half of the existing parking lot. The City of Detroit plans to build a new plaza between the Butzel Family Center and Arrive@Butzel. All parking will be replaced. The Parks & Recreation Department is evaluating designs for a new parking lot to be located either along the front of the Butzel Family Center or behind it.


The location is uniquely excellent because it helps neighborhood retail thrive and makes the project eligible for funding for the housing to be as deeply affordable as possible.
